A foldi has a uniform composition, e.g., all forest, all wheat, all grass, etc., given in x2. It's useful for lujvo like ricfoi (forest, literally "field of trees"), xrifoi (wheat field), or sasfoi (meadow, field of grass).

tumla doesn't have the same restriction. You could use tumla to talk about, e.g., a property that's half forest, with a river running through it, containing several buildings, and with a paved parking lot in one corner. The x2 of tumla is a location, so tumla will more often be used to talk about specific pieces of land, while foldi will more often be used to talk about types of land.
